When Formation Building identified the potential of this corner-block cottage in Mona Vale, we didn’t just take it on as a client project — we purchased, designed, built and sold it ourselves. The goal was simple: maximise the site, build efficiently, create long-term value, and deliver a strong return. That’s exactly what we achieved – with a record-breaking result.
Purchase Price: $1.64M | Renovation Cost: $1M | Sale Price: $3.95M
Profit: $1.3 M +
From the start, we recognised the site’s unique potential. The existing three-bedroom brick cottage sat to the rear of the block, leaving a generous front section of land unused. With access from two streets, it offered the opportunity to create two self-contained dwellings — ideal for multi-generational living or dual-rental income in Sydney’s current market.
Rather than a cosmetic renovation, this was a strategic redevelopment built on smart design and strong financial outcomes.
To optimise the site, we retained the existing dwelling and integrated it seamlessly with a brand-new two-storey addition at the front. This created a property that can function as one large family home or two independent residences.
Key build elements included:
Slab-on-ground construction
Timber framing with James Hardie Scyon Linea cladding
Structural steel for long, open spans
Hand-built roof, floors and walls for precision
Breathable wall wraps and cavity batten airflow system
Solar + battery installation for energy self-sufficiency
This approach balanced durability, flexibility, and performance — the cornerstones of every Formation Building project.
Despite material shortages and unpredictable supply chains, 95 % of the build was completed within six months thanks to meticulous pre-construction planning.
When timber became scarce, we quickly pivoted to a steel floor system — faster to install, stronger structurally, and ultimately more cost-effective.
A design change due to a site easement reduced the planned double garage to a single, allowing us to include a solar-powered heated swim spa adding value and lifestyle appeal without increasing running costs.
Every Formation Building project incorporates Healthy Home principles — ensuring long-term performance and occupant comfort.
Our system included:
Breathable wall wraps for moisture control
Cavity battens for continuous airflow
Mould and condensation prevention
Passive design principles to reduce energy use
Durable, low-maintenance materials
The result is a dry, efficient and healthy home designed to stand the test of time.
This project is a clear example of what we do best — transforming vision into value through strategic design, efficient construction, and a deep understanding of the property market.
Whether you’re planning a major renovation, a knock-down rebuild, a multi-generational living design, a strategic investment redevelopment, or your forever family home, Formation Building can help you plan, design, and build it right from the start.
