This phase began with a comprehensive evaluation of the existing home’s layout and structure, addressing the outdated, cramped floor plan and transforming the space into a modern, open-plan coastal retreat. One of the primary concerns was the existing ceiling, which was part of the original plans. It became clear that retaining the old ceiling would hinder the creation of the open-plan living space the clients desired. After close consultation with our engineer, a vaulted ceiling was decided upon as a design element to enhance the space’s feel and functionality.
Plumbing and stormwater issues were also identified, with the existing stormwater system not functioning, major upgrades would be necessary during the next phase.
With clear plans in place, demolition and structural work commenced, removing all internal walls, ceilings, and flooring. This extensive demolition created a blank canvas for the new layout, while the external brick façade was carefully preserved throughout the renovation.
The vaulted ceiling was a significant change. The original ceiling, initially set to be retained, was removed and replaced with a higher, more open design that aligned with the vision for the home’s transformation.
The stormwater system was malfunctioning, so we worked with plumbing contractors to restore it to full operation. Additionally, new drainage pipes had to be installed for the newly constructed bathroom at the rear of the house. This involved cutting through the concrete slab, which was carefully patched once the work was complete.
The external walls were reframed to ensure they were straight, plumb, and insulated for optimal thermal comfort, laying the groundwork for the next stage of the renovation.
We installed new floor and wall frames to create an entirely new floor plan. Upstairs, the layout was transformed into an open-plan kitchen and living space, with seamless flow onto a new balcony.
Downstairs, we created three bedrooms, a new bathroom, and laundry. This process also involved relocating plumbing, re-framing the roof, and installing a new Colorbond metal roof with skylights and solar panels.
Significant work was done to create larger door openings, including installing long sliding doors with steel beams for structural support. The home’s exterior was reclad with James Hardie Scyon Linea weatherboard cladding, transforming it into a modern beach cottage. This not only enhanced the home’s aesthetic but also improved its thermal protection, keeping it cooler in summer and warmer in winter.
From the very beginning, we ensured constant communication with the clients. We maintained daily updates on progress and held weekly meetings, which was like a catch up with friends due to the smooth flow of the project. A final site inspection was conducted to ensure that any disturbed areas, both inside and outside, were fully restored to their original state, leaving the home ready for the family to enjoy.
