Mona Vale: Home Renovation

At Formation Building, we specialise in comprehensive residential renovations, with a focus on precision, safety, and sustainability. The Mona Vale Home Renovation project involved a complete overhaul of a two-storey brick-clad house, transforming it from a cramped, poorly laid-out space into a modern coastal family home. Our team executed the renovation with expertise, ensuring minimal disruption to the family’s daily life while maintaining the highest standards of safety and quality throughout every phase of the project.

Scope of Work

For the Mona Vale Home Renovation project, the following tasks were undertaken:

Assessment and Planning

This phase began with a comprehensive evaluation of the existing home’s layout and structure, addressing the outdated, cramped floor plan and transforming the space into a modern, open-plan coastal retreat. Collaborating closely with the clients, we refined their vision while setting clear cost expectations and project timelines.

One of the primary concerns was the existing ceiling, which was part of the original plans. It became clear that retaining the old ceiling would hinder the creation of the open-plan living space the clients desired. After close consultation with our engineer, a vaulted ceiling was decided upon as a design element to enhance the space’s feel and functionality.
Plumbing and stormwater issues were also identified, with the existing stormwater system not functioning, major upgrades would be necessary during the next phase.

Demolition and Structural Work

With clear plans in place, demolition and structural work commenced, removing all internal walls, ceilings, and flooring. This extensive demolition created a blank canvas for the new layout, while the external brick façade was carefully preserved throughout the renovation.

The vaulted ceiling was a significant change. The original ceiling, initially set to be retained, was removed and replaced with a higher, more open design that aligned with the vision for the home’s transformation.

The stormwater system was malfunctioning, so we worked with plumbing contractors to restore it to full operation. Additionally, new drainage pipes had to be installed for the newly constructed bathroom at the rear of the house. This involved cutting through the concrete slab, which was carefully patched once the work was complete.

The external walls were reframed to ensure they were straight, plumb, and insulated for optimal thermal comfort, laying the groundwork for the next stage of the renovation.

Reconstruction and Renovation

We installed new floor and wall frames to create an entirely new floor plan. Upstairs, the layout was transformed into an open-plan kitchen and living space, with seamless flow onto a new balcony.

Downstairs, we created three bedrooms, a new bathroom, and laundry. This process also involved relocating plumbing, re-framing the roof, and installing a new Colorbond metal roof with skylights and solar panels.

Significant work was done to create larger door openings, including installing long sliding doors with steel beams for structural support. The home’s exterior was reclad with James Hardie Scyon Linea weatherboard cladding, transforming it into a modern beach cottage. This not only enhanced the home’s aesthetic but also improved its thermal protection, keeping it cooler in summer and warmer in winter.

Client Communication & Relationship

From the very beginning, we ensured constant communication with the clients. We maintained daily updates on progress and held weekly meetings, which was like a catch up with friends due to the smooth flow of the project. This helped build a strong working relationship, allowing the renovation to proceed without surprises. The clarity established during the preconstruction phase, particularly around costs and timelines, helped ensure that everyone was aligned and expectations were met. Post-renovation, we continue to have regular catch-ups with the clients, strengthening the positive relationship.

Clean Up

After completing the renovation, we carried out a thorough clean-up process. All construction debris was removed, tools and materials were tidied, and electrical components were checked to ensure proper installation. Fixtures, such as sinks and faucets, were tested for functionality and no leaks. A final site inspection was conducted to ensure that any disturbed areas, both inside and outside, were fully restored to their original state, leaving the home ready for the family to enjoy.

Challenges and Solutions

The Mona Vale Home Renovation project presented several challenges, including:

Ceiling Structure Issue

The original plans required the retention of the existing ceiling, which didn’t align with the larger scope of the renovation. Maintaining the ceiling as it was would have limited the creation of a spacious, open-plan living area.

We proposed the idea of a vaulted ceiling, which was approved through close coordination with our engineer. This design elevated the space, creating a feeling of openness and enhancing the overall aesthetic of the home.

Stormwater System Failure

The stormwater system in the existing home was not functioning as required, which could have led to significant water damage during and after construction.

Our team worked closely with the plumbing contractors to reinstall the stormwater system, ensuring it was fully operational and compliant with current standards.

Concrete Slab for New Bathroom Drainage

Installing a new bathroom at the rear of the downstairs area required us to cut through the concrete slab to install drainage. This was a complex task, as it involved cutting and patching an existing floor that spanned nearly 10 metres.

We tackled this challenge by carefully planning the cut, ensuring the drainage pipes were installed precisely, and the concrete was patched seamlessly afterward.
